Alright, let's get straight to it. The final walk-through: your last chance to confirm your new home is exactly as it should be before closing.

This isn't optional; it's crucial. It ensures no new damage, all agreed-upon repairs are done, and everything included in the sale is present and working.


Your Concise Final Walk-Through Checklist:

  • Property Condition: Verify the home is clean and free of seller belongings.

  • Repairs & Agreements: Confirm all contractually agreed-upon repairs are completed to your satisfaction.

  • Appliances & Systems: Test all appliances (oven, dishwasher, fridge, etc.). Run water in all sinks, showers, and flush toilets. Check for leaks and proper drainage. Test all light switches, outlets, and the garbage disposal.

  • HVAC: Turn on both heating and air conditioning to ensure proper function.

  • Doors & Windows: Open, close, and lock all doors and windows. Check for any damage or sticking.

  • Exterior: Inspect the exterior for any new damage to the roof (from ground level), siding, or foundation.

  • Seller Concessions: Confirm any agreed-upon seller concessions or credits.

  • Access: Ensure you have access to all areas of the property.


What to Do if You Find Issues:

Immediately notify your real estate agent of any discrepancies or problems. They will help resolve the issues before closing.
